You use Operator. It does not manage your properties or make decisions for you. It watches what you own, flags what you are missing, and surfaces what you should buy next.

Who is Operator for?

Operator is built for independent investors managing rental properties without a dedicated team. The typical user has 2 to 20 doors and is running their operation out of spreadsheets, browser tabs, and manual rent monitoring.

Operator is not built for property managers running third-party management businesses, institutional funds, or developers tracking construction pipelines.

If you need tenant communication tools, maintenance ticketing, or rent collection, Operator does not do that.

What property types does Operator support today?

Single-family rentals (SFR) and long-term multifamily is Operator's current scope. Short-term rentals, self-storage, mobile home parks, land, light industrial, and seller finance notes are on the roadmap but are not yet supported as of June 2026.

If your portfolio spans both SFR and small multifamily, Operator handles both in the same system of record.

The dashboard updates automatically as data changes. No spreadsheet to maintain, no tabs to reconcile.

Pro subscribers also get live median market rents displayed on each property, refreshed from third-party data so the number stays current without manual input.

How does automated valuation work?

Every property in Operator carries a live automated valuation (AVM) pulled from third-party data that updates on its own. These are third-party estimates, not appraisals, but they move instead of going stale. Free users can also enter and override valuations manually at any time.

A live dashboard with automatically updated valuations is a meaningful upgrade from a static spreadsheet, and it is included in the free tier.

How does rent monitoring work?

There are two separate paid features here, and they work together. The first is live median market rent: a rent comp number displayed on each property, refreshed automatically from third-party data. The second is the Rent Monitoring Agent: an agent that watches the gap between what you charge and what the market shows, and fires an alert when a unit drifts below market.

The agent does not require you to initiate anything. It runs continuously in the background and notifies you before the renewal window closes, when there is still time to act.

The alert is not "you might be below market." It is: "your 2-bed in Phoenix is $175/month below comparable units right now, costing you $2,100 annually in NOI." For properties over five units, that gap directly compresses the building's appraised value at any cap rate. The agent quantifies all three layers: monthly delta, annualized NOI impact, and cap-rate-implied valuation drag.

Both features are available on the Pro plan at $25/month.

What is Deal Scout?

Deal Scout is an on-market buy box monitor. You set your criteria once — property type, bedroom count, target zip codes, price range, key exclusions like HOA, pool, or solar — and the agent scans daily, delivering only what cleared every filter.

This is not a saved search email from Zillow or Crexi. Those surface everything that matches geography and a few filters. Deal Scout surfaces only what passes your actual criteria, pre-filtered and pre-enriched, with noise removed before it hits your inbox.

What does Deal Scout actually deliver?

Each passing deal in the daily digest comes enriched with data the listing never shows: owner equity, open mortgage balance, years the current owner has held the property, and owner-occupancy status.

That enrichment is what turns a list of addresses into qualified leads. You see whether the seller has room to negotiate, whether there is an assumable loan worth investigating, and whether the holding duration signals a motivated seller — before you spend any time on the deal.

Deal Scout covers on-market listings only today. Off-market is on the roadmap. Deal Scout is a Pro feature.

Can Operator show me equity across all my properties at once?

Yes. Operator tracks estimated equity across all your properties and surfaces it in the dashboard. You can see current estimated value, outstanding loan balance, and equity position for each property, plus an aggregate view across all your holdings.

This matters most when you are deciding whether to pull equity out of an existing property to fund a new acquisition. Operator shows you where the equity sits and what your current leverage looks like property by property.

Can Operator tell me which property in my portfolio is underperforming?

For rent, yes. On the Pro plan, Operator compares each unit against live market comparables and flags the gap automatically, including the annualized income cost of the underpricing. A $150/month miss across three units is not $450/month — at a 7 cap, it is $77,000 in unrealized property value. The agent surfaces that before it compounds.

For broader performance divergence (NOI, cash on cash, DSCR lagging the rest of the portfolio), that analysis is on the roadmap as part of a future agent layer.

What metrics does Operator surface when I am evaluating whether to add another property?

The dashboard gives you the portfolio context you need to evaluate a new acquisition: aggregate NOI, cash-on-cash return by property and across the full set, DSCR across all holdings, total monthly debt service, and equity position.

The question is not just whether the new deal pencils. It is whether it pencils given everything you already own. Operator keeps that context visible so you are not doing the math from scratch on a spreadsheet every time a deal crosses your desk.

Deal underwriting is on the roadmap. The current product gives you the portfolio side of the equation — what you own, how it is performing, and where the equity sits.

I'm scaling from SFRs into small multifamily. Does Operator handle both?

Yes. Single-family rentals and long-term multifamily live in the same system of record. Your portfolio dashboard, automated valuations, and rent monitoring work identically across both property types. If you own a mix of SFRs and small multifamily, Operator aggregates performance across both without requiring separate tracking systems.

What metrics matter most when scaling from 3 to 10 rental units?

At three units, you are managing individual deals. At ten, you are running a balance sheet. The metrics that matter shift accordingly.

Cash-on-cash return stays important but tells an incomplete story at scale. Two properties can show identical cash-on-cash returns while carrying materially different risk profiles depending on loan structures, lease terms, and geographic concentration.

Debt service coverage ratio becomes the critical metric as your unit count grows. DSCR measures whether your rental income, in aggregate, can service your total debt obligations. A single vacancy is manageable at three properties. At ten, two bad months can push your blended portfolio DSCR below 1.0 — meaning your rents no longer cover your mortgage payments across the portfolio. Lenders underwriting your next acquisition will run this math. You should run it first.

Portfolio-level leverage ratio tells you how much of your total asset value is financed. As you add units, lenders are not just evaluating the deal you are bringing them — they are evaluating the aggregate debt load behind it. A high leverage ratio across existing properties constrains your ability to finance the next acquisition on favorable terms.

Operator surfaces all three simultaneously across every property in your portfolio. When the numbers move, you see it before your lender does.

Do you have a lifetime purchase option?

Yes. Founding Member is a one-time lifetime subscription for $750 to own Operator, and all of its future upgrades, outright. You get everything in Pro today and in the future, permanently, at today's price — regardless of how pricing changes as Operator grows.

Founding Member spots are capped at 50. Once they are gone, the option closes.

Does pricing lock in if I subscribe now?

Yes. Anyone who subscribes now locks today's terms permanently. Price only rises as agents and enrichment deepen. Once you have a subscription, you will be subscribed at that price for life, regardless of price changes. It will not be so cheap for so long.

Can I export my portfolio as a PDF?

Yes, on the Pro plan. The export is a clean, formatted portfolio financial statement built for lender submissions — not a generic PDF. It maps your live portfolio data to standard bank PFS template fields: rent roll, portfolio summary, equity position.

This is what you hand your banker instead of a spreadsheet. Available one click from the dashboard.

Free tier users can view their portfolio inside Operator but cannot export it.

What data does Operator store?

Operator stores the property data you enter: purchase price, loan terms, rent, expenses, and operating history. You control what goes in. Operator does not connect to your bank accounts or pull financial data automatically.

Automated valuations and rent comp data are sourced from third-party data providers (REAPI and BatchData for valuations and Deal Scout enrichment; third-party market data for rent comps). These are estimates, not appraisals, and they update automatically.

How long does setup take?

Most users get their first property entered within 10 minutes. Adding your full portfolio takes longer depending on how many properties you own and how organized your existing records are. No onboarding call required.

Does Operator connect to my bank accounts?

Accepted Answer

No. Operator stores the property data you enter. It does not pull financial data automatically. You control what goes in.
