What is Operator?

Operator is real estate investing software that puts AI agents to work for you.

The Buy Box Agent hunts for your next deal. You tell it what you are looking for once. It scans on market and off market every day and brings back only what passed, loaded with owner and distress data the listing never shows.

The Rent Monitoring Agent watches the properties you already own. When a unit falls below market rent, it tells you, and it tells you what that gap costs you per year.

To do that work, the agents need to know what you own and what you want. That is what your dashboard is for. It holds your properties and your numbers, and it keeps them current so the agents have something to work from. NOI, cash flow, cash on cash, cap rate, DSCR, equity, and occupancy, updating on their own. Values and market rents refresh without you touching them.

Every screen answers one question. Where is the next dollar.

You use Operator. It does not manage your properties or make decisions for you. It hunts, it watches, and it tells you what it found.

Question 2

Who is Operator for, and who is it not for?

Accepted Answer

Operator is for investors who run their own properties without a staff. Most users own between 2 and 30 doors. Most of them are running the whole thing on spreadsheets, browser tabs, and memory, and they know it is costing them something.

Operator is probably not for you if you are:
• A property manager running other people’s properties
• An institutional fund
• A developer tracking construction

And to be straight with you, Operator does not do tenant messaging, maintenance tickets, or rent collection. If that is what you need, you need a different tool.

Question 3

What property types does Operator support today?

Accepted Answer

Single family rentals and long term multifamily. That covers houses through small apartment buildings.

Not yet: short term rentals, self storage, mobile home parks, land, light industrial, and seller finance notes. They are on the roadmap, and we would rather tell you that now than have you find out after you pay.

If you own houses and small multifamily both, Operator handles them together.

Question 4

What is the Buy Box Agent?

A buy box is your list of criteria. Property type, bedrooms, zip codes, price range, and the things you refuse to look at, like HOAs, pools, or leased solar.

You set it once. The agent scans every day, on market and off market, and sends you only what passed. Everything else gets thrown out before it ever reaches you.

This is not a saved search from Zillow or Crexi. Those send you everything in a zip code and leave the sorting to you, usually at 11pm. Buy Box monitoring does the sorting first.

Your plan sets how many buy boxes you can run at once.

What comes with each match?

Every property in your daily digest shows up already loaded with the things you would otherwise go dig up yourself. All of it is included on every plan.

Distress and timing
• Pre-foreclosure and notice of default
• Foreclosure filings, with lender, trustee, and judgment detail
• Auction date, time, and location
• Property tax delinquency
• Vacancy, based on USPS records

Who owns it
• Absentee owner
• Out of state owner
• Inherited property
• Cash buyer
• Corporate owned
• How many years they have held it

Equity and debt
• High equity
• Free and clear, no open mortgage
• Negative equity
• Estimated loan balance and open loan terms

What else they own
• How many properties the same owner holds, and how much equity
• What else they have bought recently
• Past sales and flip signals

Market context
• Days on market and price changes, where MLS data is available
• Flood zone
• Estimated market rent and HUD Fair Market Rent

This is the difference between a list of addresses and a list of leads. Before you spend a minute on a deal, you can see whether the seller has room to negotiate, whether there is a loan worth asking about, and whether they have held it long enough to be tired of it.

Can I look up owner contact details?

Accepted Answer

Coming soon. When it ships, you will be able to run a lookup on a specific property and get:
• Owner phone numbers, with DNC status
• Owner email
• Owner mailing address
• Company details if the property is held in an entity, including officers and registered agent

You will choose when to run it. It will not come back automatically with every match, so you are not paying for contacts on deals you are never going to call.

Question 7

What does the dashboard track?

Accepted Answer

NOI, cash flow, cash on cash return, cap rate, DSCR, equity, and occupancy. Look at one property, or all of them at once.

It updates itself as data changes. Nothing to maintain, nothing to reconcile, no version of the file called “final_v4”.

Live median market rent shows on every property, so you always know what the market is paying. And Operator flags when you are trailing the market, so you are not leaving money on the table.

How do property values work?

Every property carries a value that updates on its own, pulled from outside data providers. These are estimates and not appraisals, but the point is that they move. A spreadsheet is only right on the day you built it.

If you know better than the estimate, enter your own number. You can override it any time.

Question 9

How does rent monitoring work?

Accepted Answer

Two pieces work together.

First, live median market rent. That is the comp number sitting on each property.

Second, the Rent Monitoring Agent. It watches the gap between what you charge and what the market pays. When a unit slips below market, it tells you.

You do not have to remember to check. It runs in the background and reaches out before the renewal window closes, while you can still do something about it.

And it does not say “you might be under market,” which helps nobody. It says: your 2 bed in Phoenix is renting $175 under comparable units, and that is $2,100 a year in NOI you are not collecting.

On buildings over five units, that gap also drags down what the building appraises for. So you get all three numbers. What it costs you this month, this year, and what it does to your value.

That is usually enough to decide whether a capex spend is worth making. Which is the whole point.

Question 10

Can Operator tell me which property is underperforming?

On rent, yes. Operator compares every unit to live comps and shows you the gap in dollars per year.

Here is why that matters more than it looks. A $150 a month miss across three units feels like $450 a month. At a 7 cap it is closer to $77,000 in value you do not have.

Can I see my equity across everything at once?

Yes. Estimated value, loan balance, and equity on each property, plus the total across everything you own.

This is the view you want when you are deciding whether to pull equity out of one property to buy the next one. You can see where the equity is sitting and how leveraged you already are before you call your lender.

Does Operator do deal underwriting?

Not yet. It is on the roadmap, and we are not going to pretend otherwise.

What you get today is the other half of that decision. You can see what you own and how it is performing, so when a deal shows up you already have your own numbers in hand.

Which plan do I need?

Start with Operator if you are hunting one kind of property in one area. Most people should start here.

Move up to Operator Pro when you are hunting in more than one market, or running more than one strategy at once, like small multifamily in one place and single family homes in another. Each of those needs its own buy box.

You can switch later. Start smaller if you are not sure.

What data does Operator store?

Whatever you put in. Purchase price, loan terms, rent, expenses, and operating history. You decide what goes in and what stays out.

Property values, rent comps, and match data come from outside providers, including REAPI and BatchData. Those are estimates, not appraisals, and they update on their own.

Does Operator connect to my bank accounts?

No. Operator does not touch your bank. Nothing gets pulled in without you.

How long does setup take?

Most people get their first property in within 10 minutes. A full set takes longer, depending on how many you own and how organized your records are. There is no setup call and nobody is going to make you sit through a demo.
